Property D, located between Shauna Leigh Lane and Wilson Road, is a particularly wet site. With a sizeable wetland, and seasonal watercourse, the property's primary function is as a catchment and drainage course for stormwater runoff from neighbouring lots. Unless the drainage issues are addressed through costly engineering solutions, the site's development potential is greatly limited.With this in mind, we propose two limited concept options that preserve the environmental qualities of the property, while still providing recreational opportunities.
CONCEPT OPTION #1Option #1 conserves a large portion of the site. A seasonal wetland will be used for winter recreation only. In the winter, the area can be used for skating by the neighbourhood, while preserving the site's year-round ecosystem. The remainder of the site will remain in its present, undeveloped state.
CONCEPT OPTION #2
Option #2 addresses drainage issues on the site and neighbouring properties by directing stormwater runoff through an engineered watercourse and defined wetland area. A multi-use trail with educational signage connects Shauna Leigh Lane and Wilson Road.
